Convent block smashes $2m mark

ONE of the last remaining absolute ocean-front properties in Yamba has been sold for a record price tag of well over $2 million.

The vacant block of land on Ocean Street, which runs just above Convent Beach, was sold to a south-east Queensland couple who plan to build a single house on the land for their own personal use.

Mike Macqueen First National selling agent Ben Hennessy said the price paid was a record for the tiny coastal town.

"For a single resident block of land this is definitely a record," he said.

"The sale signifies the strength and confidence of the Yamba property market, particularly the top-end, ocean-front and township markets."

Mr Hennessy said the block of land was in a desirable position.

"It's as close to absolute beachfront property as you can get in Yamba,"' he said.

"With its north-east facing aspect you'd have to travel a long way along the entire eastern seaboard to find anything similar."

Mr Hennessy said the new owners were 'extremely happy' with their purchase and planned to build a single house on the land.

"It's zoned 7(c) ? environmental protection (coastal foreshore) ? so the building options are very limited," he said.

"In their designs they have to consider things like shading of the beach and line of sight for other properties.

"They plan to make use of this magic position and enjoy it with their family for many years to come."
